Despite a brief increase in new home sizes in 2021, the average size has gradually decreased, reflecting home buyers’ desire for more modest living spaces. In fact, the average new home size dropped to 2,411 square feet in 2023, the smallest in 13 years. Today, home buyers are seeking homes around 2,070 square feet, compared to 2,260 square feet two decades ago.

This shift in preferences extends beyond size to include design elements that emphasize personalization and authenticity. According to the study, homeowners opt for custom kitchens, outdoor living spaces, and a strong focus on energy efficiency and sustainability.

Top features on home buyers’ wish lists include:

  • Garage storage
  • Front porch
  • Hardwood flooring
  • Full bath on the main level
  • Energy Star appliances
  • Walk-in pantry
  • Landscaping
  • Table space in the kitchen

Technology integration in new homes is also on the rise, with security cameras, wired home security systems, programmable thermostats, video doorbells, multizone HVAC systems, and energy management systems gaining popularity.

The study adds that in addition to these home design trends, certain features have experienced significant growth over the past decade:

  • Quartz or engineered stone kitchen countertops
